You’ve had it for a long time- While each roof is different, if you’ve had your roof for 15 or more years, it may be time to consider a replacement. Roofs age differently depending on the climate that they’re in. Wetter climates can cause moss and mold to grow between the layers of your roof, while hotter and drier places can lead to cracked and brittle shingles.
Your shingles look worse for wear- Shingles are one of the biggest indicators of roof health. If your shingles are curling, buckling, balding or missing, it may be time for an upgrade. Missing or broken shingles allow moisture and weather to penetrate to the lower levels of your roof, and can result in leaks.
Your roof has started sagging- A sagging roof is not only a problem, but it’s also a safety issue! A sagging roof indicates potential structural or foundational issues and needs to be addressed immediately. A proper inspection can determine exactly the cause of the problem.
The neighbors are replacing their roof- Houses in the same neighborhood were often built at the same time, and experience the same weather. This means they age at a similar rate. If your neighbors start replacing their roofs, you may want to look into yours too.
Your roof is mossy- Moss growth is more than just a cosmetic issue, it can actually shorten your roof’s lifespan. If your roof doesn’t experience a lot of direct sunlight, moss can start to grow between the shingles. Moss holds onto moisture, which can in turn cause damage to your roof. If you start to see moss growing, it’s important to contact a professional.
You can see light in your attic- If you can see sunlight or moisture coming through your roof, you may need a replacement. Wet insulation, soft spots or spongy areas of your roof are major indicators that it’s time for a new one.
